Permitted Development Projects

Permitted Development means you can build an extension without obtaining planning permission first. Not all properties can benefit from this, such as Flats or houses which have had their rights removed. We can still obtain a Certificate from the Council for peace of mind. If you are unsure then we can advise you.

Permitted Development:

Outbuilding / Detached Annex

£350

This service offers you an outbuilding or detached annex design that doesn't require planning permission. They can be a pitched tile roof if 2m away from all boundaries, or if you have a smaller garden then a flat roof design can still be achieved. Subject to other planning legislation.

Our process for you
Survey & Existing Drawings

We will survey your garden where the Outbuilding is going and discuss your design ideas. For added peace of mind, we ensure the Surveyor you meet at your home will continue with your project from start to finish.

We will always be clear and upfront with you, and we do require you to agree to proceeding with the service before we can come out and visit your property. We require the Instruction to Proceed Form to be signed on the day but we will only ask for the full service fee once the existing drawings (how the site looks before design works) have been sent to you. This ensures you can see the quality of our work before paying the full service fee (see Terms and Conditions for full details).

Design Drawings

Once the full service fee is settled, we will design the first draft drawings ready for your review. We will base the first draft on any ideas you had at the survey visit, and combine them with our experience to create a design that meets your needs.

The design will continue to be developed until you are happy for it to be finalised (subject to T&Cs), giving you the flexibility to consider all options and ensuring the design is perfect for you.  

Our designs can include brick, render, timber cladding, tiled pitched roofs, flat roofs, bi-fold doors, roof lanterns and skylights. 

The first draft design drawings will be ready in 5 working days from payment

Certificate Submission

When the permitted development design is finalised, we always recommend our clients to allow us to submit a Lawful Development Certificate to your Local Council. This provides peace of mind to you as these Certificates are legal documents that prove you did not require planning permission, and are useful if you sell the property in the future.

 

We do not charge for submitting it,  but the Council do charge an application fee of £123. For ease, we can provide you with a website link so you can pay this directly to the Council.

The submission can be made in 5 working days from the drawings being finalised
