Permitted Development Projects
Permitted Development means you can build an extension without the need for planning permission.
Flats or houses with their rights removed must still obtain planning permission. We can enquire with the Council to discover your permitted development status.

Permitted Development: Porch
This service offers you a porch design that does not require planning permission.
If the extension is no more than 3 square metres, then this service is for you. Subject to other planning legislation. A porch is ideal for most houses who have adequate front garden / driveway space.
Our porch extension process
We conduct a thorough survey of your home, brainstorm design ideas with you and use our extensive experience for your permitted development project.
Survey & Existing Drawings
We will survey your property and discuss your extension design. For added peace of mind, the surveyor you meet will work on your project from start to finish. We believe in fostering long-lasting relationships.
We will always be clear and upfront, and we do require you to agree to the service before we visit your home.
Your extension permitted development project will proceed when we receive the signed instruction to proceed form on the day.
We will only ask for the full-service fee once the existing drawings (how the house looks before the design works) have been sent to you. This ensures you can see the quality of our work before paying the full-service fee (see Terms and Conditions for full details).
The existing drawings will be ready in 5 working days from the Survey
Once the full-service fee is settled, we will design the first draft of drawings for your single-storey rear extension. The first draft will be based on any ideas from the survey visit, and a combination of our experience to create a design that meets your needs.
The design will continue to be developed until you are happy for it to be finalised (subject to T&Cs), giving you the flexibility to consider all options.
Our designs can include brick, render, timber cladding, tiled pitched roofs, flat roofs, bi-fold doors, roof lanterns and skylights.
The first draft design drawings will be ready in 5 working days from payment
When the permitted development design is finalised, we always recommend our clients allow us to submit a Lawful Development Certificate to your Local Council. This ensures your extension meets permitted development and the Council have checked it. These Certificates are legal documents that prove you did not require planning permission and are useful if you sell the property in the future.
The Council charge an application fee of £103 plus their service charges. For ease, we can provide you with a website link so you can pay this directly to the Council.
