If you are looking to build beyond the limits of Permitted Development, or you are connecting up with a previous extension, then you will require Planning Permission first. This means the Council can ask your neighbours about the scheme and the Planning Officer makes a Decision. We will submit the planning application and liaise with the Council on your behalf as your Planning Agent, you just need to settle the Council's Application fee of £206 plus service charges.

Planning Permission: Single Storey Front Extension

This service offers you a front extension design that requires planning permission. This can be in the form of a large porch, front kitchen extension or extra living space. Front extensions that require planning permission offers greater flexibility than Permitted Development projects. Plus, the front house extensions can be connected up with previous extensions. Subject to other planning legislation.

Survey & Existing Drawings

We will survey your property and discuss your extension design. For added peace of mind, we ensure the Surveyor you meet at your home will continue with your project from start to finish. 

 We will always be clear and upfront with you, and you are required to agree to proceed with the service before a home visit can be scheduled. We require the Instruction to Proceed Form to be signed on the day. We will not request the full-service fee until the existing drawings, the way your home looks before the design work, has been sent to you. This ensures you will have the opportunity to see the quality of work before paying the full-service fee (see Terms and Conditions for full details).

The existing drawings will be ready in 5 working days from the Survey

Design Drawings

After the full-service fee is settled, you will receive the design for the first draft drawing, ready for your approval. The first draft will be based on the ideas you had at the survey visit, which are combined with our experience to create a design that meets your needs. 

 The design will continue to be developed until you are happy for it to be finalised (subject to T&Cs), giving you the flexibility to consider all options and ensuring the design is perfect for you.   

 
Depending on what kind of front extension you are having, the designs can include, tiled pitched roofs, flat roofs, bi-fold doors, roof lanterns, brick, render, timber cladding and skylights.

The first draft design drawings will be ready in 5 working days from payment

Planning Submission

When the planning design drawings are finalised, a submission to the Council is required. We will submit this for you and the Council will decide whether to approve it, request changes or refuse it. 

We do not charge for submitting it,  but the Council do charge an application fee of £206 plus service charges. For ease, we can provide you with a website link so you can pay this directly to the Council.

We will liaise with the Council and if any changes are required then we will come back to you and attempt to resolve the issues if you desire (see Terms and Conditions for full details).
