Planning Permission Projects

If you are looking to build beyond the limits of Permitted Development, or you are connecting with a previous extension, then you will require planning permission first.

This means the Council can ask your neighbours about the scheme and the Planning Officer decides. As your Planning Agent, we will submit the planning application and liaise with the Council. The Council's Application fee is £206 plus service charges.

Planning Permission: Single Storey Side Extension


This service is a side extension design that requires planning permission. It offers greater flexibility over permitted developments such as side extensions without planning permission and it can be connected with previous extensions. Subject to other planning legislation. If you are considering a side return extension, we can provide you with designs and planning permission application assistance.

Our process for side extension projects that require planning permission 

We conduct a thorough survey of your home, brainstorm design ideas with you and use our extensive experience for your planning permission project.

Survey & Existing Drawings

We will survey your property and discuss your side extension design. we ensure the Surveyor you meet at your home will continue with your project from start to finish.

We do require you to agree to proceed with the service before we can come to visit your property. We require the Instruction to Proceed Form to be signed on the day of the survey. We will only ask for the full-service fee once the existing drawings (how the house looks before the design works) have been sent to you.

This ensures you can see the quality of our work before paying the full-service fee (see Terms and Conditions for full details).

Design Drawings

Once the full-service fee is settled, we will design the first draft of side return drawings for your review. The side return extension draft will be based on any ideas you had at the survey visit and we will combine them with our experience to create a design that meets your needs.

The design will continue to be developed until you are happy for it to be finalised (subject to T&Cs), giving you the flexibility to consider all options.

We ensure the design is right for you.

Our designs can include brick, render, timber cladding, tiled pitched roofs, flat roofs, bi-fold doors, roof lanterns and skylights.

Planning Submission

When the planning design drawings are finalised, a submission to the Council is required. We will submit this for you and the Council will decide whether to approve it, request changes or refuse it.

We do not charge for submitting your planning permission application, but the Council charge an application fee of £206 plus service charges. We can provide you with a website link so you can pay this directly to the Council.


We will liaise with the Council and if any changes are required to your planning permission application, we will come back to you and attempt to resolve the issues if you desire (see Terms and Conditions for full details).
