Permitted Development Projects
Permitted Development means you can build an extension without obtaining planning permission first. Not all properties can benefit from this, such as Flats or houses which have had their rights removed. We can still obtain a Certificate from the Council for peace of mind. If you are unsure then we can advise you.

with Prior Approval:
Single Storey Rear Extension
This service offers you a rear extension design that doesn't require planning permission, but does require a simpler Prior Approval application being submitted. If you are looking to build an extension that is between 3.1m and 6m deep (4.1m to 8m if detached) then this service may be ideal for you. Subject to other planning legislation.

Single Storey Rear Extension
This service offers you a rear extension design that doesn't require planning permission. If you are looking to build an extension that is no more than 3m deep (4m if detached) then this service may be ideal for you. Subject to other planning legislation.

Single Storey Side Extension
This service offers you a side extension design that doesn't require planning permission. If you are looking to build an extension that is no more than half the width of your house then this service may be ideal for you. Subject to other planning legislation.

Permitted Development:
Single Storey Side & Rear Extensions
This service offers you both a rear and side extension design that doesn't require planning permission. If you are looking to build a rear extension no more than 3m and a side extension no more than half the width of the house then this service may be ideal for you. Depending on your property they or may not be able to be combined. Subject to other planning legislation.

Permitted Development:
Outbuilding / Detached Annex
This service offers you an outbuilding or detached annex design that doesn't require planning permission. They can be a pitched tile roof if 2m away from all boundaries, or if you have a smaller garden then a flat roof design can still be achieved. Subject to other planning legislation.

If you are looking to build beyond the limits of Permitted Development, or you are connecting up with a previous extension, then you will require Planning Permission first. This means the Council can ask your neighbours about the scheme and the Planning Officer makes a Decision. We will submit the planning application and liaise with the Council on your behalf as your Planning Agent, you just need to settle the Council's Application fee of £226.00.

Loft Conversion
This service offers you either a planning permission loft conversion or permitted development loft conversion. They can include dormer windows and rooflights. Subject to other planning legislation.

Garage Conversion
This service offers you a Garage Conversion design that doesn't require planning permission. Most garages can be converted this way, unless you have a planning condition / covenant etc preventing it. Subject to other planning legislation.

This service offers you a new dwelling or small housing development application. It can be built off an existing house or completely detached. Subject to other planning legislation.
